Marc Dosik knows Annapolis sub-market by sub-market.

Marc Dosik has been selling real estate in Washington, DC, Maryland, and Virginia since 1998. Our office sits at 843 Upshur Street NW in Petworth, and Annapolis has been a core part of the Fed City Team's business for years.

Annapolis pulls a very specific kind of buyer: military officers and Naval Academy alumni, sailors, state government workers, and families drawn by schools and quality of life. Waterfront access drives premium pricing more than in any other Maryland market we work in. We understand the differences between the historic district and Eastport, the implications of Architectural Review Board oversight, and the boating considerations that drive premium pricing on Severn River, South River, and Spa Creek properties.

Living in Annapolis

Dining & Daily Life

Annapolis has one of the strongest restaurant scenes per capita on the East Coast. Cantler's Riverside Inn for steamed crabs, Carrol's Creek Cafe for waterfront dining, the Treaty of Paris in the Maryland Inn for fine dining, and Chick & Ruth's Delly for breakfast institution status. Eastport adds Blackwall Hitch and Boatyard Bar & Grill. The Saturday Annapolis Farmers Market runs year-round.

Parks & Outdoors

Quiet Waters Park is the largest single park in the area, with miles of trails and a dog park. Sandy Point State Park offers a beach and direct access to the Chesapeake Bay. Greenbury Point at the mouth of the Severn River has hiking trails and shoreline access. The B&A Trail provides a paved 13-mile bike route from Annapolis to Glen Burnie. Spa Creek and Back Creek offer kayaking and paddleboarding.

Transit & Commute

Annapolis is not on the Washington Metro system. Most DC commuters drive Route 50 or I-97/I-695/I-95, with commute times of 45 to 90 minutes depending on traffic. The MTA bus system provides commuter routes from Annapolis to Washington and Baltimore. BWI Airport is roughly 30 minutes away. Federal workers at Fort Meade or NSA have a much shorter commute (15 to 20 minutes), which is part of why Annapolis attracts NSA-affiliated workers.

About the City

What makes Annapolis historic.

Map of Annapolis, Maryland

Annapolis is one of the oldest continuously inhabited cities in the United States. Founded in 1649 and serving briefly as the U.S. capital from 1783 to 1784, the downtown historic district has the largest concentration of 18th-century architecture in the country, with Georgian, Federal, and Adamesque homes lining streets that follow the original 1696 Stoddert plan. The Maryland State House, finished in 1779, is the oldest state capitol still in continuous legislative use.

The United States Naval Academy occupies 338 acres along the Severn River and shapes the city's identity in fundamental ways. Plebes, midshipmen, faculty, and Navy personnel are visible throughout downtown, and the Academy's events — graduation week, commissioning ceremonies, football games — drive significant seasonal demand for short-term housing. Many Annapolis homeowners have direct connections to the Academy, either as alumni, faculty, or active-duty Navy.

Sailing culture is the second defining element. Annapolis is widely regarded as one of the premier sailing centers in the country, with the Annapolis Sailing School, the Eastport Yacht Club, the Annapolis Yacht Club, and dozens of marinas clustered along the harbor and Spa Creek. The annual U.S. Sailboat Show and U.S. Powerboat Show, held each fall, are the largest in-water boat shows in the world. For a different Maryland market profile, see our Bowie and Odenton pages.

Federal-era and Georgian rowhomes within walking distance of the harbor, restaurants, and the Academy. The Eastport Yacht Club anchors local culture. Pricing typically $700,000 to $1.5 million for renovated single-family homes; townhomes $500,000 to $850,000.

Annapolis pricing varies more by location and property type than by neighborhood-level economics. Single-family homes in established Annapolis neighborhoods generally run $700,000 to $1.4 million depending on size, condition, and lot. Premium waterfront single-family homes on the South River, the Severn River, and Spa Creek typically run $1.5 million to $4 million-plus, with the largest estates reaching $7 million or higher.

Townhomes and rowhomes are concentrated downtown and in Eastport. Historic district rowhomes typically run $700,000 to $1.4 million depending on size, age, condition, and parking. Eastport townhomes generally run $500,000 to $850,000. Newer townhomes in Heritage Harbour, the Crofton/Gambrills/Crownsville corridor, and the Riva Road area can list between $475,000 and $750,000.

Condos in Annapolis cluster in a few specific areas. Downtown condos in converted historic buildings or newer mid-rise developments typically run $400,000 to $1.2 million depending on building, view, and location. The Heritage Harbour 55-plus community condos run $300,000 to $650,000. Waterfront access is the single largest variable for premium properties, with deepwater pier access commanding substantial premiums.

For sellers preparing an Annapolis home for market, our We Pay to Fix Your Home program covers renovation costs upfront so you can compete with fully renovated listings. We also handle estate sales for inherited properties that may need substantial updates before going to market.

Why Fed City Team

Annapolis agents who know the waterfront and the historic district.

Fed City Team: Annapolis MD real estate agents serving the area since 1998

Our office is at 843 Upshur Street NW in Petworth, and our team has closed transactions across Annapolis and the broader Anne Arundel County area. We understand the differences between the historic district and Eastport, the implications of Architectural Review Board oversight on historic district renovations, and the boating considerations that drive premium pricing on waterfront properties.

For Buyers

Annapolis requires a different approach than a typical DC suburb. Waterfront analysis matters more than in any other Maryland market. Naval Academy timelines and PCS-driven moves create unique buyer-seller patterns. We help first-time buyers access Maryland Mortgage Program first-time buyer assistance and other resources.

For Sellers

Our We Pay to Fix Your Home program is especially relevant in Annapolis because much of the housing stock is older and benefits from updates before listing. We cover renovation costs upfront and you sell at a higher price with $0 out of pocket.

Did You Know?

Annapolis is home to the U.S. Naval Academy, and PCS-driven moves create unique buyer-seller patterns every spring.

The Naval Academy occupies 338 acres along the Severn River and shapes the city's identity. Many Annapolis homeowners are alumni, faculty, or active-duty Navy. Graduation week, commissioning ceremonies, and PCS season drive predictable seasonal demand patterns that affect both rental and sale timing. We help military families navigate Naval Academy moves, VA loans, and the timing realities of relocating in or out of Annapolis on a fixed orders schedule.

Annapolis Real Estate FAQs

How much does it cost to buy a home in Annapolis MD?

Pricing varies dramatically by neighborhood and property type. Historic district rowhomes typically run $700,000 to $2 million. Single-family homes in established neighborhoods like Murray Hill and West Annapolis run $850,000 to $1.6 million. Waterfront properties on the Severn, South, or Spa Creek can range from $1.2 million to $7 million-plus for premium estates. Condos start at $300,000 in Heritage Harbour and run to $2 million-plus for waterfront luxury units.

Are there waterfront homes in Annapolis?

Yes. Annapolis has one of the deepest waterfront real estate markets in the Mid-Atlantic. The Severn River, South River, Spa Creek, Back Creek, and Whitehall Bay all have established waterfront residential communities. Direct waterfront single-family homes typically start in the high $1 million range and can exceed $7 million for premium estates with deepwater pier access. Waterfront condos exist in several developments. Water-access (community pier) properties are also common and typically priced lower than direct waterfront.

What's the commute from Annapolis to Washington, DC?

Most Annapolis-based DC commuters drive Route 50 to I-595/I-95, with commute times typically 60 to 90 minutes during peak hours. There is no Metro or MARC commuter rail connection to Annapolis. Some commuters use the MTA commuter buses to DC. Federal workers at Fort Meade or NSA have a much shorter commute (15 to 20 minutes), which is part of why Annapolis attracts NSA and federal contractor workers despite the longer DC commute.

Is Annapolis a good place for sailing or boating?

Yes. Annapolis is one of the premier sailing centers in the United States, with two major yacht clubs (Annapolis Yacht Club and Eastport Yacht Club), dozens of marinas, multiple sailing schools, and direct access to the Chesapeake Bay. Many homes on Spa Creek, Back Creek, the Severn River, and the South River have private piers, and slip availability is a meaningful factor in waterfront real estate pricing. The annual U.S. Sailboat Show and U.S. Powerboat Show in October draw national audiences.

What are the best schools in Annapolis?

Anne Arundel County Public Schools serves Annapolis. Severn River Middle and Annapolis Elementary are popular choices for families. The Severn River, South River, and Annapolis pyramids all serve different parts of the area. Independent school options include Severn School, St. Mary's High School, Key School, and Annapolis Area Christian School. We help families understand which schools fit their priorities.

How does Annapolis compare to other Maryland cities?

Annapolis offers a unique combination of historic character, waterfront access, sailing culture, and small-city quality of life that you don't find elsewhere in Maryland. It's smaller than Baltimore, more historic than Bowie or Columbia, more focused on the water than Frederick, and more centered on a defined downtown than the larger DC suburbs. The price point reflects that uniqueness: Annapolis homes generally command premiums over comparably-sized homes in Bowie, Crofton, or Severna Park.
