Marc Dosik knows Fort Washington sub-market by sub-market.

Marc Dosik has been selling real estate in Washington, DC, Maryland, and Virginia since 1998. Our office sits at 843 Upshur Street NW in Petworth, and Fort Washington has been a core part of the Fed City Team's business for years.

Fort Washington is one of the most waterfront-rich Prince George's County markets we work in. We know the differences between Tantallon, Old Fort, and Friendly, the implications of waterfront ownership (including the Critical Area Act and other Maryland water regulations), the Friendly and Oxon Hill High School pyramid landscape, and how to read pricing in a market that combines mid-century homes with newer construction and direct Potomac River frontage.

Living in Fort Washington

Dining & Daily Life

Fort Washington's dining scene is more limited than larger Prince George's County communities, but the area has steady options along Indian Head Highway (Route 210) and at Tantallon Plaza. National Harbor, just 10 minutes north, provides access to one of the largest restaurant districts in suburban Maryland with Bond 45, Grace's Mandarin, McCormick & Schmick's, and dozens of others along the waterfront. Tanger Outlets at National Harbor add further retail and dining options.

Parks & Outdoors

Fort Washington Park is the largest single park in the area, with 341 acres of riverfront, hiking trails, the historic fort itself, and direct access to the Potomac. The park provides one of the best views of the river and the Mount Vernon estate across the water. Piscataway Park has the National Colonial Farm site. The Henson Creek Trail provides paved bike trail access. The Tantallon Country Club's golf course runs along several miles of riverfront bluff.

Transit & Commute

Fort Washington has no Metro or commuter rail. Most DC commuters drive Indian Head Highway (Route 210) to the Beltway, with travel times of 30 to 50 minutes during peak hours. Some residents use the MTA bus system or commuter buses to DC. National Harbor is roughly 10 minutes north and provides another commuting option. Joint Base Andrews is roughly 15 to 20 minutes northeast. Reagan National Airport is roughly 25 to 35 minutes north.

About the City

What makes Fort Washington different.

Map of Fort Washington, Maryland

Fort Washington takes its name from the Fort Washington Park, the historic military installation that has guarded the southern approach to Washington, DC since 1809. The fort itself, now a National Park Service site, sits on a bluff overlooking the Potomac River with direct sight lines to Mount Vernon across the water. The 341-acre park provides hiking trails, river access, and significant historical interpretation of pre-Civil War American military architecture.

The community of Fort Washington (technically a Census-Designated Place, not an incorporated city) developed primarily during the post-war suburban expansion of the 1950s through 1970s. Tantallon, the community's largest single planned development, was built by the Tantallon Country Club developers as one of the first golf-course-anchored residential communities in the broader DC metro. Subsequent decades added subdivisions like Friendly, Tantallon North, and Old Fort.

The Potomac River is central to the community's identity. Fort Washington has more direct waterfront residential access than nearly any other community in Prince George's County. Compared to Bowie, Fort Washington offers more waterfront access and a more established middle-class community. Compared to Waldorf, Fort Washington offers shorter commutes to DC and direct river access at the trade-off of less master-planned community amenities.

Fort Washington pricing reflects its mix of established mid-century housing stock and newer construction. Single-family homes in established Fort Washington neighborhoods generally run $475,000 to $700,000 depending on size, condition, and lot. Premium waterfront single-family homes along the Potomac River typically run $750,000 to $1.5 million, with the largest waterfront estates exceeding $2 million. Newer master-planned community homes (Friendly Ridge, Tantallon Glen, the various 2000s and 2010s developments) typically run $575,000 to $850,000.

Townhomes are a smaller part of the Fort Washington market than in newer Prince George's County communities, but they exist in pockets, generally priced $375,000 to $525,000. Condos are limited primarily to a few smaller developments and the newer Wesley Plaza area, typically $200,000 to $375,000.

Several factors drive Fort Washington pricing. Waterfront access is the largest single variable for premium properties. Lot size matters substantially: many Fort Washington neighborhoods have generous half-acre to one-acre lots. School district matters: Friendly High School and Oxon Hill High School cover different parts of the area. Distance to National Harbor and Joint Base Andrews matters for commuters. Renovation status matters in the older mid-century housing stock.

For sellers preparing a Fort Washington home for market, our We Pay to Fix Your Home program covers renovation costs upfront so you can compete with fully renovated listings. We also handle estate sales for inherited properties that may need substantial updates before going to market.
