Marc Dosik knows Woodbridge sub-market by sub-market.

Marc Dosik has been selling real estate in Washington, DC, Maryland, and Virginia since 1998. Our office sits at 843 Upshur Street NW in Petworth, and Woodbridge has been a core part of the Fed City Team's business for years.

Woodbridge is one of the most varied Northern Virginia exurbs we work in. We know the differences between Lake Ridge, Belmont Bay, Dale City, and the newer Harbor Station and Powells Creek developments. We understand the impact of HOA structure on resale value, the implications of which Prince William County school pyramid a home falls into, and how the I-95 Express Lanes, VRE schedules, and slug-line patterns affect commuter behavior block by block.

Living in Woodbridge

Dining & Daily Life

Most Woodbridge dining clusters around the major commercial nodes. Stonebridge at Potomac Town Center has Cooper's Hawk Winery, BJ's Brewhouse, Mission BBQ, and a handful of other sit-down options. The Potomac Mills area has the broader chain dining inventory. Old Town Occoquan, immediately adjacent to Woodbridge, offers the most distinctive dining experience: Madigan's Waterfront Restaurant, the Bottle Stop Wine Bar, and the Occoquan Inn line Mill Street with the Occoquan River as a backdrop. Wegmans, Harris Teeter, Costco, and Trader Joe's serve groceries.

Parks & Outdoors

Woodbridge has unusually strong outdoor recreation for a Northern Virginia exurb. Leesylvania State Park sits on the Potomac River with boat ramps, a beach, hiking trails, and direct river access. Veterans Memorial Park and Locust Shade Park serve their immediate neighborhoods. The Occoquan Bay National Wildlife Refuge protects nearly 700 acres of riverfront habitat. The Belmont Bay Marina and the Hoffman Boston Marina provide boat slips. Prince William Forest Park, just south, has the largest stand of Eastern Piedmont forest preserved within the National Park System.

Transit & Commute

The Virginia Railway Express Fredericksburg Line runs from Woodbridge through Lorton, Alexandria, and L'Enfant to Union Station. Two stations serve the area: the Woodbridge station near Featherstone Road and the Rippon station closer to Powell's Creek. Travel times of 45 to 60 minutes to L'Enfant. I-95 with the Express Lanes provides tolled or HOV-3 access. OmniRide commuter bus service operates routes from Woodbridge to the Pentagon, Crystal City, and various Metro stations. Many commuters use a combination of VRE and slug lines.

About the City

What makes Woodbridge different.

Map of Woodbridge, Virginia

Woodbridge sits at a geographic crossroads. The Occoquan River runs along its northern edge, the Potomac River along its eastern edge, I-95 cuts through the middle, and the southern boundary touches Quantico Marine Corps Base. This puts Woodbridge within easy reach of three major employment centers: Quantico to the south, the Pentagon and DC to the north via I-95 and the VRE Fredericksburg Line, and Northern Virginia tech corridors to the west via the Fairfax County Parkway.

The community took its current shape primarily between the 1960s and the 2010s. Older neighborhoods like Marumsco, Dale City, and the area around Featherstone Road developed during the 1960s through 1980s as middle-class single-family suburbs. Lake Ridge, a master-planned community on the western edge, started in the 1970s and grew steadily for several decades. Newer master-planned communities like Belmont Bay, Harbor Station, and the various Stanley Martin and Toll Brothers developments along Prince William Parkway have added significant inventory since 2000.

The retail and commercial picture is dominated by Potomac Mills, one of the largest outlet malls on the East Coast. The area has substantial military and federal worker representation: Quantico Marine Corps Base, the FBI Academy, the DEA Training Academy, and the National Museum of the Marine Corps are all immediately south. Compared to Manassas, Woodbridge offers more direct waterfront access along the Occoquan and Potomac Rivers, plus the I-95 commute alternative.

Belmont Bay

A waterfront master-planned community on the Occoquan River. Mid-rise condo buildings, attached townhomes, and waterfront single-family homes. Belmont Bay has its own marina, a yacht club, and direct trail connections to the Occoquan Bay Wildlife Refuge. Pricing here runs higher than the rest of Woodbridge: condos typically $325,000 to $550,000, townhomes $500,000 to $700,000, and detached homes $700,000 to $1.2 million.

Lake Ridge

VRE Stations

Woodbridge offers some of the most accessible pricing in Northern Virginia, particularly relative to its commute access. Single-family homes in established neighborhoods generally run $500,000 to $750,000 depending on size, condition, and lot. Larger newer-construction homes in master-planned communities like Belmont Bay, Harbor Station, and Powells Creek typically range from $700,000 to $1.1 million. Waterfront properties along the Occoquan or Potomac Rivers can exceed $1.2 million for premium locations.

Townhomes are a major part of the Woodbridge market. Older townhomes in Dale City and along the Featherstone corridor often run $350,000 to $475,000. Newer townhomes in Belmont Bay, Stonebridge, and the various developments along Prince William Parkway typically list between $475,000 and $675,000. Condos exist primarily in the Belmont Bay community and a few mid-rise buildings, generally priced $275,000 to $475,000 depending on building, view, and finish.

Several factors drive Woodbridge pricing. Distance to the VRE station is significant: homes within a 5- to 10-minute drive of the Woodbridge or Rippon stations command higher prices than equivalent homes farther west. School district matters: Prince William County Public Schools assigns by attendance zone, with Forest Park, Colgan, Battlefield, and Hylton high schools each carrying different premiums. Lot size and HOA structure affect value, particularly in master-planned communities. Waterfront access drives premiums for homes along the Occoquan, the Potomac, and the various inland waters in Lake Ridge.

Did You Know?

Woodbridge sits on the Occoquan River with direct waterfront properties, Potomac Mills retail destination, and direct VRE commuter rail to DC.

The combination of Occoquan and Potomac River waterfront access, the country's second-largest outlet mall at Potomac Mills, two VRE Fredericksburg Line stations, and the proximity to Quantico Marine Corps Base makes Woodbridge unusually well-positioned for the price point. We help buyers navigate the meaningful pricing differences between true waterfront, water-view, and the broader river-corridor neighborhoods. We help sellers in older Lake Ridge and Dale City communities position effectively against the newer Harbor Station and Belmont Bay competition.

Woodbridge Real Estate FAQs

How much does it cost to buy a home in Woodbridge VA?

Pricing varies significantly by neighborhood and property type. Older single-family homes in Dale City and Marumsco typically run $475,000 to $650,000. Lake Ridge homes generally run $475,000 to $750,000. Newer master-planned community homes (Belmont Bay, Harbor Station, Powells Creek) typically run $700,000 to $1.1 million for detached. Townhomes range from $350,000 to $675,000. Condos generally run $275,000 to $550,000.

Is Woodbridge a good commute to Washington, DC?

Woodbridge offers two strong commute options to DC. The VRE Fredericksburg Line at the Woodbridge or Rippon stations gets you to L'Enfant in 45 to 60 minutes. Driving I-95 with the Express Lanes or via slug-line HOV-3 typically takes 45 to 75 minutes during peak hours, longer during heavy traffic. Many Woodbridge commuters use a combination of VRE and slug-lining to optimize their daily commute.

What are the best schools in Woodbridge?

Prince William County Public Schools serves Woodbridge. Forest Park and Colgan are generally the most academically competitive high schools in the immediate area. The elementary and middle schools in their pyramids tend to follow. Belmont Elementary, Westridge Elementary, Pattie Elementary, and Marumsco Hills Elementary are well-regarded. School zone boundaries can vary block by block within Woodbridge.

What's the difference between Belmont Bay and Lake Ridge?

Belmont Bay is a newer waterfront master-planned community on the Occoquan River, built primarily in the 1990s and 2000s. It has its own marina, yacht club, and a strong HOA infrastructure. Pricing runs higher, particularly for waterfront properties. Lake Ridge is an older 1970s-era master-planned community on the western edge of Woodbridge, built around several manmade lakes. The housing stock is mid-century with significant variation in size and condition. Pricing is generally more affordable.

Is Woodbridge a good place to live for military families?

Yes. Quantico Marine Corps Base is immediately south of Woodbridge, the FBI Academy and DEA Training Academy are both at Quantico, and the Marine Corps Heritage Center sits along I-95. Many active-duty military families and military contractors choose Woodbridge because of the proximity to the base, the housing value, and the commute access for spouses working in DC. The VA loan market in Woodbridge is one of the most active in Virginia.

Are there waterfront homes available in Woodbridge?

Yes. Waterfront properties along the Occoquan River, the Potomac River, and the various inland waters in Lake Ridge regularly come on the market. True waterfront single-family homes typically start in the high $700,000s and can exceed $1.5 million for premium locations. Belmont Bay condos with water views generally run $400,000 to $600,000. Many Woodbridge homes have water views without direct waterfront access, which is a meaningfully different (and lower-priced) category.
