Marc Dosik knows Gaithersburg sub-market by sub-market.

Marc Dosik has been selling real estate in Washington, DC, Maryland, and Virginia since 1998. Our office sits at 843 Upshur Street NW in Petworth, and Gaithersburg has been a core part of the Fed City Team's business for years.

Gaithersburg is one of the most architecturally varied markets we work in. We know the differences between Olde Towne Victorians, Kentlands new urbanism, the Crown's mid-rise condos, and the conventional Quince Orchard subdivisions. We understand the implications of HOA structure for the various master-planned communities, the school pyramid landscape (Quince Orchard, Northwest, Watkins Mill), and how to read pricing in a market that combines 19th-century homes with 2020s new construction.

Dining & Daily Life

Gaithersburg's dining scene is one of the most internationally diverse in suburban Maryland. The Rio Lakefront anchors a substantial restaurant district with Yard House, BJ's Brewhouse, and Cooper's Hawk Winery. Kentlands has its own walkable Main Street with restaurants and cafes. Olde Towne maintains a smaller cluster around the Brian Center. Pupuserias, Korean barbecue, Indian restaurants, and Asian and Latin grocers (H Mart, Lotte Plaza, Lidl) reflect the city's diversity. Whole Foods, Wegmans, Trader Joe's, and Costco serve the area.

Parks & Outdoors

Bohrer Park is one of the largest in the city, with sports fields, a swimming pool complex, walking trails, and event venues. Seneca Creek State Park offers thousands of acres of preserved hiking, biking, and equestrian trails. Lake Whetstone in Saybrooke and various community lakes in master-planned developments provide additional water recreation. The Magruder Branch Trail, the Great Seneca Stream Valley Park, and Black Hill Regional Park further expand outdoor options.

Transit & Commute

The Shady Grove Metro station on the Red Line, just south of Gaithersburg, is the primary transit hub. The Gaithersburg MARC station on the Brunswick Line provides commuter rail service to Frederick, Rockville, Silver Spring, and Union Station. I-270 runs through the heart of Gaithersburg, providing direct access to Frederick, Rockville, Bethesda, and the Beltway. The Intercounty Connector (MD-200) provides east-west access to I-95.

About the City

What makes Gaithersburg different.

Map of Gaithersburg, Maryland

Gaithersburg's modern history starts with the railroad. The Metropolitan Branch of the Baltimore and Ohio Railroad reached the area in 1873, and the small village of Gaithersburg grew up around the station. The original Olde Towne district retains its 19th-century character. The downtown historic district contains a small but well-preserved collection of Victorian-era homes and buildings.

The city's modern growth came in waves. The 1960s and 1970s added the original mid-century post-war suburbs of Quince Orchard, Saybrooke, and Washington Grove. The 1990s and 2000s brought the new urbanist master-planned communities that have made Gaithersburg architecturally distinctive: Kentlands (designed by Andrés Duany and Elizabeth Plater-Zyberk, one of the first new urbanist communities in the United States) and Lakelands. The 2010s and 2020s added the Crown, the Rio Lakefront, and various smaller subdivisions.

The local economy is anchored by federal employment, biotech, and life sciences. The National Institute of Standards and Technology (NIST) has its main campus on Quince Orchard Road. The substantial life sciences corridor along I-270 includes AstraZeneca, MacroGenics, Novavax, and dozens of smaller biotech firms. Compared to Bethesda, Gaithersburg offers more affordable pricing and the new urbanist Kentlands community that has no real Bethesda equivalent. Compared to Silver Spring, Gaithersburg offers larger lots and more master-planned community options.

Kentlands

The award-winning new urbanist community designed by Duany Plater-Zyberk in the late 1980s. Walkable streets, mixed housing types (single-family detached, townhomes, condos), commercial Main Street, and a strong HOA. One of the most distinctive residential developments in suburban Maryland. Pricing typically $700,000 to $1.3 million for detached homes; townhomes $625,000 to $850,000.

Lakelands

The new urbanist community immediately adjacent to Kentlands, developed primarily in the 2000s. Similar architectural philosophy with HOA-managed amenities including the Lake at Lakelands. Pricing typically $725,000 to $1.4 million for detached homes. A natural choice for buyers who want Kentlands-style walkability with somewhat newer construction.

The Crown & Rio Lakefront

Newer master-planned communities along Sam Eig Highway. The Crown has mid-rise condos, townhomes, and a Wegmans-anchored retail district. Rio Lakefront offers mid-rise condos, restaurants, and entertainment. Pricing at the Crown typically $400,000 to $700,000 for condos, $625,000 to $850,000 for townhomes. Rio Lakefront condos typically $325,000 to $625,000.

Gaithersburg pricing varies more by sub-market than nearly any other Maryland community. Single-family homes in established Gaithersburg neighborhoods (Quince Orchard, Saybrooke, Washington Grove area) generally run $525,000 to $850,000 depending on size, condition, and lot. Single-family homes in Kentlands and Lakelands typically run $750,000 to $1.4 million depending on size and street. Larger custom homes in newer master-planned communities can exceed $1.5 million.

Townhomes are a substantial part of the Gaithersburg market. Older townhomes in established communities typically run $450,000 to $625,000. Newer townhomes in Kentlands, Lakelands, the Crown, and Rio Lakefront typically list between $625,000 and $850,000. Condos in mid-rise buildings near Shady Grove Metro, the Crown, and along the Frederick Road corridor range from $275,000 for smaller one-bedrooms to $700,000 or higher for larger luxury condos in newer buildings.

Several factors drive Gaithersburg pricing. Walking distance to the Shady Grove Metro is the largest single variable for transit-oriented buyers. School district matters substantially: certain pyramids (Quince Orchard, Northwest, Walter Johnson) carry meaningful premiums. New urbanist community premiums apply: Kentlands and Lakelands command meaningful premiums over comparable homes in conventional subdivisions. New construction commands a premium over the older 1960s and 1970s housing stock.

Did You Know?

Gaithersburg is Montgomery County's largest city, anchored by Kentlands and Lakelands master-planned communities and the Crown mixed-use development.

Kentlands, designed by Andrés Duany and Elizabeth Plater-Zyberk in the late 1980s, was one of the first new urbanist communities in the United States and remains one of the most influential planned communities in modern American real estate. The architectural quality and walkability premium make Kentlands homes some of the most desirable in suburban Maryland. We help buyers map their priorities (walkability, school zone, new construction, condo amenities) against Gaithersburg's distinct sub-markets, and we help sellers position effectively in a market with unusual architectural variety.

What is Kentlands and what makes it special?

Kentlands is one of the first new urbanist communities in the United States, designed by architects Andrés Duany and Elizabeth Plater-Zyberk in the late 1980s. The community emphasizes walkability, mixed housing types, a traditional neighborhood layout (with alleys and front porches), and a commercial Main Street that functions as the community's town center. Kentlands has won multiple awards for its design.

What's the commute from Gaithersburg to Washington, DC?

The Shady Grove Metro station (just south of Gaithersburg) provides Red Line service to downtown DC, with travel times of roughly 50 to 65 minutes to Metro Center. The Gaithersburg MARC station provides Brunswick Line commuter rail to Union Station with peak-hour service. Driving I-270 to DC typically takes 45 to 75 minutes during peak hours. Many Gaithersburg-based DC commuters work for federal agencies (NIST in Gaithersburg itself, FDA, NIH) located closer to home.

Are Gaithersburg schools good?

Montgomery County Public Schools serves Gaithersburg. Quince Orchard and Northwest High Schools are generally regarded as the strongest. The elementary and middle schools in their pyramids tend to follow. School zone analysis matters substantially in Gaithersburg, and the exact attendance zone affects resale value. We help families confirm zones before making offers.

What are the best places to live in Gaithersburg for families?

Kentlands and Lakelands are popular family neighborhoods, with strong walkability, the K-8 elementary and middle schools nearby, and an active community life. Quince Orchard and Saybrooke offer larger lots and good schools for buyers seeking conventional suburbs. Olde Towne appeals to families who want walkability and historic character. The Crown offers newer construction with Wegmans-anchored retail.

Gaithersburg offers significantly more affordable pricing than Bethesda for similar quality and location, though pricing has narrowed for premium Kentlands and Lakelands properties. Bethesda has more prestigious school zones, more concentrated luxury retail, and a more uniformly high-end housing stock. Gaithersburg has more architectural diversity, a deeper international population, and the new urbanist Kentlands community that has no real Bethesda equivalent.
