Capitol Hill is one of DC's most architecturally complex historic districts. We know which blocks hold the Federal-era originals, where the Eastern Market crowds peak, and how to read the difference between a thoughtful renovation and a flip that cut corners on the historic-review process.

Living in Capitol Hill
Dining & Shopping
Barracks Row on 8th Street SE has Rose's Luxury, Ambar, Belga Cafe, and Matchbox. The H Street NE corridor adds Toki Underground, Maketto, and Granville Moore's. Eastern Market anchors weekend life with its indoor hall and outdoor farmers and flea markets.
Parks & Green Space
Lincoln Park is the neighborhood's largest open space, with playgrounds and the Emancipation Memorial. Stanton Park and Garfield Park serve quieter pockets of the Hill. The Capitol Grounds, designed by Frederick Law Olmsted, offer acres of public parkland along the western edge.
Transit & Commute
Three Blue/Orange/Silver Metro stations serve the Hill: Eastern Market, Capitol South, and Potomac Avenue. Union Station adds Red Line plus Amtrak, MARC, and VRE. The DC Streetcar runs along H Street NE, and protected bike lanes cover Pennsylvania Avenue.
What makes Capitol Hill iconic.

Capitol Hill has something most DC neighborhoods don't: it feels like a small town. Residents know their neighbors, shop at Eastern Market on weekends, walk their dogs in Lincoln Park, and grab coffee at Peregrine Espresso or a pastry at Bread & Chocolate on Pennsylvania Avenue SE. There's a genuine village-within-a-city quality here, and it's been that way for generations.
The neighborhood's history runs deep. Many of the rowhomes date to the mid-1800s, and the entire area is protected as one of the largest historic districts in DC. You'll see Federal-style brick rowhouses from the 1850s alongside Second Empire Victorians and Richardsonian Romanesque homes from the 1880s and 1890s. The architectural variety block-by-block is part of what makes the streetscape so distinctive. Exterior renovations require approval from the DC Historic Preservation Review Board, which is part of why the neighborhood looks the way it has for over 150 years.
The population is a genuine mix. Congressional staffers and policy wonks live next door to families who've been here for decades. Young professionals share blocks with retirees. Eastern Market, which has operated continuously since 1873, is the best example: on any Saturday morning you'll find a Hill staffer buying flowers next to a longtime resident picking up produce from the same vendor they've used for 20 years.

Federal-style and Victorian rowhomes form the backbone of Capitol Hill real estate. Two- and three-story brick rowhouses line streets like A Street SE, East Capitol, and Independence Avenue. Many have been meticulously maintained or renovated, with original details like pocket doors, crown molding, exposed brick, and heart pine floors. Smaller two-bedrooms start in the high $700,000s, while larger renovated four-bedrooms on premium blocks exceed $1.5 million.
Victorian conversions are common throughout the Hill. Larger Victorian-era rowhomes have been divided into two or three condo units, offering a more accessible entry point. Capitol Hill is one of the largest historic districts in the country, and exterior changes require Historic Preservation Review Board approval.
That includes windows, doors, porches, and roofing materials. Interior renovations don't trigger historic review, but you still need standard DC permits. If your Capitol Hill home needs work before selling, our We Pay to Fix Your Home program covers compliant updates upfront so you can compete with fully renovated listings without spending money out of pocket.
