The transformation began with the announcement of Nationals Park in 2004 and the stadium's opening in 2008. The Yards waterfront mixed-use project followed, with phases continuing through the 2020s. Audi Field, on the western edge of the district at Buzzard Point, opened in 2018. The result is one of the most rapidly built-out neighborhoods in modern DC history.

What makes Navy Yard different from every other DC neighborhood is what it is built around: not a historic main street, not a historic transit corridor, but a stadium, a waterfront, and a riverwalk. Game days at Nationals Park (April through September) and game nights at Audi Field bring tens of thousands of fans through the neighborhood multiple times a week during their respective seasons. The waterfront defines the rest of the experience. Yards Park is a 5.5-acre public park along the Anacostia River with a terraced lawn, a fountain, a boardwalk, and frequent programmed events. The Anacostia Riverwalk Trail runs along the river through Navy Yard and connects northeast to RFK and the National Arboretum, and west toward the 11th Street Bridge and SW Waterfront. The trail is the primary outdoor recreation route for the neighborhood and one of the best cycling commutes in DC.

The blocks along the riverfront in the eastern half of the neighborhood, anchored by Yards Park, the Foundry Lofts, the Lumber Shed, and the surrounding mixed-use development, are the most amenity-rich and have the strongest sense of place. Capitol Riverfront / Half Street

The blocks immediately around Nationals Park, particularly along Half Street SE between M Street and Potomac Avenue, are the densest and most heavily commercial part of the neighborhood. This is where game-day energy is highest, and where the most pedestrian-oriented street life happens. Buyers should expect high foot traffic on game and event days.

South Navy Yard

The blocks south of M Street SE, between Half Street and 1st Street SE, are condo-dense and walkable to both the waterfront and the stadium. This section has some of the deepest condo inventory in the neighborhood and a meaningful share of mid-tier buildings.
